EDUCATION & COMMERCIAL NOTICE: Last Call for Commercial Conference!

Have you Registered for the 2014 Canadian Commercial Conference yet? It's approaching fast!

COMMERCIAL ZONE NOTICE: "Intro to Commercial" Course at September Conference

Unique event open to all REALTORS® - “Intro to Commercial” Course on September 15th!

As part as the 2014 Canadian Commercial Conference (co-hosted by CREA and VIREB - September 15th to 17th in Parksville, BC), a full-day course providing an introduction to commercial real estate, will be offered on September 15th and is eligible for PDP education credits.

The course, given by D’Arcy Browning (CCIM, RE/MAX Commercial and Corporate Director, Calgary) is titled "Proven Techniques for Estimating Market Value and Creating DYNAMIC Listing Presentations" and includes content from the ACP program.

Open to all members of CREA, the course will provide the fundamental commercial real estate terminology and essential intellectual resources needed by new and transitioning residential agents. The course comes with a CASE STUDIES Guide and a user-friendly, Training & Resource Guide filled with information that will assist REALTORS® in working knowledgeably and professionally with commercial real estate brokers, agents, managers, sellers and buyers.

COMMERCIAL ZONE NOTICE: Bonus “Category C” Education Event in Conjunction with September & October Meetings

OMREB Members are advised that a special “Category C” education opportunity will be offered as a bonus in conjunction with the upcoming Commercial Zone luncheon meetings on September 10th and October 29th.

• SEPTEMBER 10th - Part 1: Due Diligence and Drafting in Commercial Property Transactions
Instructors: Peter Borszcz & Andrew Prior Pihl Law Corporation

This discussion will feature best practices from a solicitor side when dealing with commercial property transactions, with a summary of recent case law or legislative amendments of note. The following topics will be covered: Understanding Use limitations during Due Diligence; Drafting Contractual Clauses; The Collapsing Deal.

• OCTOBER 29th - Part 2: Contaminated Site Considerations when Buying/Selling/Leasing Commercial Real Estate
Instructor: Robin Jones - Senior Technical Manager SLR Consulting (Canada) Ltd.

This discussion will cover things that need to be considered when looking at a piece of property that may or may not be contaminated. For example, what information should be collected prior to signing agreements, and the timelines and costs associated with this information.

As part of BCREA's Professional Development Program (PDP) Category C Expansion Research Project, a new pilot event has been announced - the Canadian Commercial Conference. The event will be held in Parksville, BC from September 15-17, and will be jointly hosted by CREA and the Vancouver Island Real Estate Board.

REALTORS® will receive "one-time" 3 PDP Category C credits for attending the CREA Canadian Commercial Conference -- as promoted in the current issue of "NEWS2ME" -- geared to commercial real estate practitioners interested in the latest trends and networking opportunities.

EDUCATION NOTICE: Register Now for Commercial Legal Update 2012!

Online registration is now available for the upcoming “Real Estate E&O Insurance Commercial Legal Update 2012” seminar scheduled for April 26th in Kelowna (Ramada Lodge Hotel). The deadline for registrations is Thursday, April 12th.

WHY ATTEND? Keeping up to date on the new developments in the ever changing legal environment in which you practice will give you a better understanding of what can go wrong. To stay current with the recent court cases, and the new and pending legislation, commercial licensees need to attend the Commercial course. INSTRUCTOR: The seminars will be presented by Mike Mangan, an experienced trial lawyer, author and teacher. He is the principal author of several CPE courses for REALTORS®, including the popular annual Legal Update. Mike was the first Practice Standards Advisor for the Law Society of BC, and has helped design programs on how to avoid claims and presented them to lawyers, notaries and REALTORS®. His extensive legal experience includes real estate litigation and professional liability law. In addition to his law practice, Mike is an adjunct professor in the Faculty of Law at the University of British Columbia. He also teaches real estate law in the Real Estate Division of the Sauder School of Business at UBC.

EDUCATION NOTICE: Online Legal Update 2012 Launched!

BCREA is pleased to announce the February 1, 2012 online launch of both Real Estate Errors & Omissions Legal Update 2012 and Real Estate Errors & Omissions Commercial Legal Update 2012. Very significant work has been done on both versions over the past year, resulting in a number of exciting new features.

To promote more interactive learning, the online versions will differ from previous versions by adding links that enable participants to:
• Click on a film icon linking to video clips of the authors or licensees
• Click on a globe icon linking to the Professional Standards Manual
• Click on a Q&A icon linking to a question at the beginning of each section with either a pop-up answer or video clip answer.

Additionally, there are a number of structural changes for 2012:
• Participants are required to answer a reflective assignment question at the end of each section. The questions are accessed by links at the bottom of each section.
• Assignment submissions are mandatory in order to pass the course; each assignment will be marked as complete or incomplete by an external marker.
• There will be no accompanying text this year; instead, participants will have the option of printing course screen pages.

COMMERCIAL ZONE NOTICE: Newly Accredited BCIT Commercial Courses!

BCREA is pleased to announce the accreditation of five BCIT School of Construction and the Environment courses on Brownfield Redevelopment - as recommended by the Commercial Council of British Columbia to increase educational value for commercial REALTORS® around the province.

In collaboration with University of British Columbia’s Continuing Studies, BCIT is offering this series of courses in support of the B.C. Brownfield Renewal Strategy. The purpose of the program is to provide current and prospective practitioners in the brownfield redevelopment industry with the relevant knowledge and skills within an interdisciplinary framework.

EENG 0101: Introduction to the Brownfield Redevelopment - 6 PDP credits (8 hours)
EENG 0102: Planning and Environment (Sustainability) - 9 PDP credits (16 hours)

An enthusiastic crowd celebrated the winners of the third annual Okanagan Mainline Real Estate Board’s (OMREB) Commercial Zone’s Commercial Building Awards last night (Thursday, October 27) at the Hotel Eldorado.

The gala event highlighted the best in commercial building in OMREB’s jurisdiction – from Peachland to Revelstoke – celebrating projects completed between January 1, 2010 and September 1, 2011.

The BC Association of the Appraisal Institute of Canada is holding its Annual Provincial Conference in Kelowna at the Delta Grand Okanagan on September 30th through October 1st.

The conference is open to Non-AIC Members (while seats are still available), and the Friday events, in particular, may be of interest to OMREB's general membership:

The new "Commercial Review" publication is hot off the press and being delivered to offices today.

Recently approved by OMREB's Commercial Zone, the stand-alone tabloid features Commercial, Business and Farm Opportunities for the Okanagan-Shuswap area, and will be produced 6 times per year. Commercial listings will no longer appear in the bi-monthly "MLS® Real Estate Review".

COMMERCIAL ZONE NOTICE: Changes to the MLS® Review and launch of Commercial Review!

You may have noticed that the MLS® Real Estate Review publication has received a make-over...

The front cover design has been upgraded to a more professional look and the size of the publication has been reduced so that it is now a standardized tabloid format - giving more press options for printing. Click here for sample cover.

As well, the Commercial Zone of OMREB has approved its own branded Commercial Review publication which will be produced 6 times per year, and will feature Commercial, Business and Farm Opportunities.

By reducing the size of the publication and taking the commercial listings out to be in their own publication, OMREB is able to keep printing costs down. Not only do we have a large listing inventory which increases costs, but paper prices are also on the rise.

The first Commercial Review will be delivered to offices Thursday, August 4th - provided that everything goes smoothly with the first run of the publication which is now in the testing phases.

The Okanagan Mainline Real Estate Board (OMREB) Commercial Zone has extended the deadline to September 15th for nominations for its second annual Commercial Building Awards which will be held October 21, 2010 at the Coast Capri Hotel in Kelowna.

OMREB's Commercial Zone is looking for nominations for its second Annual Commercial Building Awards to be held on October 21st at the Coast Capri Hotel in Kelowna. EDUCATION UPDATE: Time Correction for Commercial Legal Update Course!

COMMERCIAL LEGAL UPDATE: Registration Starts Today for March 18th Course!

Online registration for the new Real Estate E & O Insurance Commercial Legal Update seminar scheduled for March 18 in Kelowna (Okanagan Golf Club at the Home of the Bear & Quail - located across from the Airport) is now available and course flyer is posted on the Education Info and Commercial Zone pages in REALTORLink®. The deadline for registrations is Thursday, March 4th.

NOTE: Course sign-in begins at 8:30 am, the course starts at 9:00 am and ends at 3:00 pm (NOTE TIME CORRECTION! Previously noted as 2:30 pm.).

MANDATORY COURSE FOR SECOND CYCLE: Please note that Commercial Legal Update qualifies as the required PDP/REP course for 2011 and 2012 renewals.

FEE CHANGE FOR MANDATORY COURSES: As part of the protocol agreement signed by RECBC and BCREA, it was agreed that the fee for the mandatory Legal Update courses would be the same for all licensees ($150). In recognition of monthly dues, Boards like OMREB are able to offer a reduced rate for members ($125).

LUNCH WITH KELOWNA SESSIONS: Due to the remote location of the Kelowna sessions for Legal Update 2010 and Commercial Legal Update seminars (Okanagan Golf Club near the airport) in March, attendees will be required to remain on site for lunch so a buffet will be provided and an extra fee charged ($20). Free HST Info Session - Brian Sanders, MacKay Kelowna's leading expert on BC's new Harmonized Sales Tax (HST), will provide a bonus HST session over lunch. Click here for details.

INSTRUCTOR: The seminars will be presented by Mike Mangan, an experienced trial lawyer, author and teacher. He is the principal author of several CPE courses for REALTORS®, including the popular annual Legal Update.

Mike was the first Practice Standards Advisor for the Law Society of BC, and has helped design programs on how to avoid claims and presented them to lawyers, notaries and REALTORS®. His extensive legal experience includes real estate litigation and professional liability law. In addition to his law practice, Mike is an adjunct professor in the Faculty of Law at the University of British Columbia. He also teaches real estate law in the Real Estate Division of the Sauder School of Business at UBC.

COMMERCIAL ZONE – Letter from Federal Finance Minister!

The Commercial Zone Executive received the attached letter from Federal Minister of Finance James Flaherty regarding their letter of support for the Victoria Real Estate Board's proposal to allow a deferral of capital gains and recapture of capital cost allowance for the sale of real property when the proceeds are reinvested into another real property within a specified time period.

COMMERCIAL BUILDING AWARDS – 2009 Winners Announced!

The winners for OMREB’s first annual Commercial Building Awards were announced last night (November 12th) during the gala at the Delta Grand Okanagan Resort & Conference Centre.

There were 26 finalists and 14 categories represented at the gala event that highlighted the best in commercial building in OMREB’s jurisdiction – from Peachland to Revelstoke – and celebrated the best in commercial building projects completed between January 1, 2007 and September 1, 2009.

Members are advised that the deadline for nominations for OMREB's first annual Commercial Building Awards has been extended to Friday, October 9th (5:00 pm) and the event date changed to November 12th (Delta Grand). Dear OMREB Commercial Zone Members:

It has been our pleasure to have been granted the opportunity to put together the first annual OMREB Commercial Building Awards and we anticipate this event being a most memorable evening for everyone involved.

Please note that the date for the OMREB event at the Delta Grand Okanagan Hotel has been changed to November 12th due to a conflict with the United Way fundraiser on November 5th.

However, before we get to that night, we are in desperate need of more nominations for the awards which cover a period of almost two years: from December, 2007 to September, 2009. To date, we have 14 nominations which is about half of what we typically need to pull off a successful event.

Can we count on you to put an extra effort over the next couple of days to nominate commercial properties that you know of? We know there are in the neighborhood of 50 buildings that are eligible for awards like these, and the people that know that best are you.

Please join with us to do all we can to get the nominations in. This Friday, October 9 at 5:00 p.m. is the final deadline (extended from September 30th).

The second luncheon meeting for the new Commercial Zone Members was on Thursday, June 25th at UBCO (Okanagan Room at Student Services Building) - free to those who join the Zone! This month's guest speaker was Jim Paterson, General Manager of Community Sustainability for the City of Kelowna, who spoke about "Community Sustainability in Relation to Real Estate and Development".

The first Zone luncheon was held on Thursday, May 28th at UBCO in Kelowna with guest speaker Robert Fine, Executive Director of the Economic Development Commission.
